Tristan’s TIPS Two Real Estate Debt Fund has provided a £340 million senior real estate debt facility to a joint venture between Goldman Sachs Alternatives and Edge Technologies. The loan refinances the existing construction facility and funds the remaining costs to refinance and complete EDGE London Bridge ahead of the practical completion and having secured a prelet. Dan Pottorff, said: “EDGE London Bridge is the kind of asset the TIPS Two strategy is built to finance - a best-in-class, highly sustainable building in a supply-constrained central London submarket, backed by an institutional sponsor with the proven capability to deliver it. With construction substantially complete and strong early leasing momentum, this is a well-protected, income-led lending opportunity for our investors.” This marks the 7th investment for TIPS Two and the largest single loan originated by Tristan's debt platform to date, reflecting the platform's continued growth and ability to structure large, complex financings for leading institutional sponsors. Investment and savings platform Hargreaves Lansdown has signed for an additional 26,303 sq ft at the Welcome Building® in Bristol, expanding its footprint in the building to 116,665 sq ft. Tristan and White Star Real Estate (WSRE) have completed the €172m refinancing of Elektrownia Powiśle in Poland. The financing is provided by Erste Group Erste Bank Polska Victoria Yakubenko said, “When we acquired Elektrownia Powiśle, our investment thesis was built around the diversified income streams and long-term potential of a unique mixed-use regeneration project in the heart of Warsaw. Investing in the transformation of a historic site and developing new buildings to create a major mixed-use destination in Warsaw required patient capital, conviction and a long-term perspective. This transaction validates that investment thesis while optimising the project’s capital structure and providing greater flexibility for the next phase of ownership." Ewan W. Five years ago, Tristan Capital Partners joined SEO London, Eastdil Secured and Goldman Sachs in launching what began as a pilot programme designed to widen access to careers in real estate. Today, SEO London’s Real Estate Programme has grown into a leading platform supporting hundreds of students each year, helping to build a stronger and more diverse talent pipeline for our industry. Celebrating the five year anniversary this week with the programme's alumni students, partner firms and our colleagues, we can see the long-term impact of the programme and how the alumni are starting to build successful careers across the sector, including at Tristan, where members of the first cohort have progressed into full-time roles. As a founding supporter of the programme, our Executive Chairman and Co-Chief Investment Officer, Ric Lewis, reflected: "What’s been most powerful over the past five years is seeing individuals come in with potential and leave with real confidence and a clear path into the industry.
